You want your house to go for a premium, but a too-high price tag will scare off buyers. To find the right number, plug your address into zillow.com, one of the nation's largest real estate listing sites, for an estimate of your home's market value based on facts such as what nearby homes sold for. Or enter what you paid for your place, and when you bought it, in the Federal Housing Finance Agency's House Price Index calculator at fhfa.gov; you'll see the going rate. Beware of "anchor sales," homes dragging down prices after being foreclosed on or sold for peanuts. If there are more than a few, hold off selling and monitor the market.
